List large deposits

Large-deposit review

Find deposits above a threshold and keep your evidence notes beside each amount. This free, browser-local worksheet helps you prepare a conversation with your lender. It does not decide which deposits need documentation or whether your evidence is acceptable.

Make a deposit evidence worksheet

List deposits by size, then add your own source notes. The lender decides what evidence is acceptable. The example is fictional. Use one account and currency, up to 5 MB and 10,000 data rows.

UTF-8 .csv or .txt, up to 5 MB. File contents never leave this tool.

File read: Waiting for a CSV.

Format and inputs: Not checked.

Deposit calculation: No completed calculation yet.

Start with the threshold you were given

Use a native bank CSV if you have one. Map its posted date, description and signed amount, then choose the inclusive period you want to review. Use a single account and currency. Confirm that the file contains posted transactions only, because this tool does not distinguish a pending entry from its later posted version.

The default mode uses your own threshold. A deposit is flagged only when it is greater than that amount, not equal to it. Every positive deposit in the period stays visible, including payroll, refunds and transfers. Two smaller deposits are never added together to create one large deposit.

The optional Fannie Mae illustration compares a single deposit with 50% of the total monthly qualifying income you enter. It never estimates qualifying income from the CSV. Ask the lender which income figure and rules apply before using this mode; it is not a rule for every mortgage or for rental applications.

A blank documented portion stays unknown

You can enter the portion of each deposit for which you have source evidence and add a note about that evidence. The tool subtracts your entry from the deposit and labels the difference the unsourced portion. This is a working calculation based on your entry, not a finding that the lender has accepted the source.

Leave the documented field blank if you do not know. A blank does not mean fully documented, and it does not mean wholly unsourced. To represent no documented portion, explicitly enter zero. An amount below zero or greater than the deposit blocks totals and downloads until you fix it.

Gross and unsourced comparisons appear separately. A transfer from your own savings account can cross the gross boundary without this tool knowing whether either account has been verified. Its description remains intact; you decide what portion to enter and which evidence to discuss with the lender. Nothing is automatically exempted.

The worksheet selection boxes control your download, not a lending conclusion. Leaving a row out does not remove it from the on-screen deposit list or the all-deposit totals. Selected subtotals say how many deposits have unknown documented portions so a partial number cannot quietly stand in for the whole amount.

Try the four-deposit example

Load example supplies fictional June deposits of 1,200.00, 2,000.00, 2,500.00 and 3,000.00 USD, with total monthly qualifying income entered as 4,000.00 USD. Half is 2,000.00. Only the last two deposits cross that boundary, with a gross flagged total of 5,500.00. The 2,000.00 deposit is exactly at the boundary and is not flagged.

The example explicitly enters zero documented for the 2,500.00 deposit and 500.00 documented for the 3,000.00 deposit. Each therefore has a 2,500.00 unsourced portion, giving a known flagged-unsourced subtotal of 5,000.00. The first two documented portions stay unknown. Their gross value is 3,200.00, and no unsourced amount is invented for them.

All four deposits total 8,700.00. The fictional 80.00 grocery debit and 100.00 July deposit are listed as exclusions, not silently discarded. Changing a selection box changes worksheet totals only. You can use the example to see that distinction before entering your own data.

The lender still decides what the evidence means

Fannie Mae's Depository Accounts guidance, B3-4.2-02, dated December 14, 2022, defines a large deposit as a single deposit exceeding 50% of total monthly qualifying income. Its purchase-transaction guidance says that, where a deposit has sourced and unsourced portions, the unsourced portion is used for that comparison. The illustration here uses exact integer arithmetic, including when half the income falls between two cents.

The same page distinguishes purchase and refinance transactions. For a purchase, it addresses documentation when funds from a large deposit are needed for the down payment, closing costs or financial reserves. For a refinance, it says documentation or explanation for large deposits is not required, while the lender remains responsible for considering borrowed funds and related liabilities. A size flag alone cannot settle those questions.

The guidance also discusses readily identifiable sources printed on statements, including payroll, tax refunds and transfers between verified accounts. It still allows for additional documentation when the lender has questions about borrowed funds. This parser cannot verify those accounts or sources. It does not calculate approved or available funds, identify fraud, apply an AML reporting threshold, or decide loan or rental eligibility. This is not lending, tax or legal advice.

Keep the original statements beside the worksheet

Files must be UTF-8 CSV or text, no more than 5,000,000 bytes and 10,000 data rows. Tables start with a short preview and page through up to 200 records at a time. Date and number formats are explicit, and amounts use exact decimal arithmetic at your chosen precision from zero to six decimal places. Extra precision is rejected, not rounded.

Invalid dates or amounts, blank records, subtotal-like rows, repeated headers and other unresolved source issues block calculation, even outside the chosen period. Exact repeated deposit records remain visible and are counted separately unless you leave them out of the worksheet. Mixed account or currency labels block the review rather than being pooled. No exchange rates or coverage assumptions are added.

The download includes your selected deposits, source-line references, evidence notes, settings, selected totals and an exclusion list with source-line numbers. It is not a bank statement or a certificate. The evidence suggestions are prompts for your own questions, not a list of documents a lender must accept. Use the statement review log if you also need a record of broader checks.

The CSV writer follows the quoting rules described in RFC 4180 (October 2005). Spreadsheet-safe exports prefix formula-like text with an apostrophe and show the number of changed cells. Parsed monetary values are not treated as text formulas. OWASP's CSV Injection guidance warns that protection may fail after saving and reopening in another application. An explicitly acknowledged unprotected copy is available for non-spreadsheet use; neither download is a byte-for-byte copy of the original file.

Your working notes stay in this tab

Your file and the values you enter are processed in this browser tab. They are not uploaded or sent to analytics. We do not save them between visits. Downloads you choose to save remain on your device.

Use Clear to remove the active input, settings and notes. Navigating away is not a clearing action: Back can restore uncleared data. Clear is not a secure memory wipe. Downloads are new files and may contain sensitive descriptions, amounts and evidence notes, so read the worksheet before sharing it.

What was checked, and the PDF alternative

We opened the Fannie Mae, RFC and OWASP pages linked above on October 17, 2026. Fannie Mae displayed the topic date December 14, 2022; RFC 4180 is dated October 2005; the OWASP page showed no updated date. The fictional amounts were recomputed with exact decimal arithmetic. No lender review, underwriting system or recipient spreadsheet was tested.

Keep native CSVs and original statements where you can. You can also prepare a small deposit list manually. If only PDFs remain, AnyStatement can convert statements into source-linked transaction data for review. That is a separate upload workflow. An extracted list never substitutes for the evidence your lender asks for.
